Home Inspections

I don't think I have ever sold a home where the buyer didn't have the home inspected. I've had a few homes that even had the contract cancelled due to the inspection. If you're a buyer and aren't sure if you should have the home inspected or not, then definitely have it inspected. If you're thinking you might not need one because it's a new home, just listen to this story. A young couple bought a brand spanking new home. We closed; they got the keys and moved in on a Friday morning. The husband had to go to work on the swing shift (4 PM - 12 midnight). When he came home he smelled gas in the home so he went to the basement to have a look. The gas smell was very strong and there was water all over the floor in the basement. What he found was that there was a gas leak somewhere around the furnace and hot water heater. He turned off the gas line coming into the home. He also found a leak in one of the copper pipes where it had been soldered together. It was very lucky he came home and found these things, because if he hadn't, his family might have been in big trouble because of the gas leak. The problem was that the builder didn't pressure test the water line prior to possession and there was a pinhole in the gas flex pipe leading to the hot water heater. So you see even new homes can have problems. Be sure to get any home you buy inspected just to be on the safe side
