Photos Make A Big Difference

Today, homebuyers surfing the Internet looking at homes want to see photos of the interior, exterior, and neighborhood. When a homebuyer goes to Realtor Dot Com, the highest used real estate web site in the nation, they want to see photos to help them find a home. Realtor Dot Com has even put a radio button on their search page; that give you two choices "Sort results by 1. Photos or 2 Featured Tours". They do this because that's what the buyers want. So why do so many homes for sale on the market only have one and sometimes not even one photo of the home on the Internet? Answer, the every day home seller doesn't know this fact and therefore don't require it of their sales agent. Don't let this happen to you. What Month Is It Anyway

Does the photo of your house on the MLS have people asking themselves this question? When you list your home for sale in the winter the MLS photographer takes the picture of your house with snow on the ground. Sellers "Are You Getting Any Lately?"

Are you getting any lately? Buyer feedback that is; when an agent has shown your home do you get any feedback on what the potential buyers felt about your home? If you're not, then ask yourself why not. Getting feedback from the buyer and their agent is as easy as falling off a log. It's just something that has to be done at the right time. When the buyer's agent calls to set up the appointment, he/she should be put on an automatic feedback program that will request feedback from then even before they go to show the house. There are many feedback programs your real estate agent can sign up for and you should make sure they do. We have such a program available to all our sellers and we make sure we get the feedback from the showing agents. We send the feedback request form out immediately after the agent calls to set up the showing. The feedback is send directly to the seller once the buyer's agent fills out the forms and hits the submit button. So, if you're not getting any lately, it's time to complain to you agent to make sure you do.

Where Did The Termites Come From

I listed a home in one of our rural areas, when the buyer had it inspected they did a termite inspection. The inspection revealed that there were termites in the home. The seller said they had the home inspected when they bought it and there were not signs of termites at that time. Well, here's what happen. The owner had finished the basement and had installed a wood-burning stove. Him and some of his friends had gone up in the mountains to an area where they could cut down trees and take them for firewood. Well, to make a long story short, the wood they brought home had termites in it. They stacked the wood in the garage next to the interior wall of the home. The little guys just went from the wood to the house and that's how they got into the home. The reason I'm telling you this is so that if you buy wood from any source, you should never store it next to the house interior walls.

Not Planning Your Move Soon Enough

Many sellers simply don't plan their move early enough and then feel totally overwhelmed at the time of moving out of the house. If you are able to move at any time of the year, don't wait until summer, the peak-moving season. Consider also that the first and last few days of the month are extra busy. If you plan to sell your house, get it on the market as soon as possible. Keep a record of all expenses related to the move, some of which may be tax deductible. Fill out the Personal Household Inventory for each room. This is important for establishing the amount of declared valuation for the shipment and as a permanent inventory for insurance purposes. List, as nearly as possible, the year of purchase and original cost of each item. Attach any invoices or records of purchase to the completed inventory. Prepare a separate high-value inventory if the shipment will contain articles of "extraordinary" value. The following list includes items that might fall into this category: * Antiques * Art Collections * Cameras * China Collections * Computer Equipment * Crystal * Figurines * Firearms * Jewelry * Manuscripts * Oriental Rugs * Silver * Stones Or Gems * Tapestries * TVs Or Stereos Also, unless you have been given a binding moving estimate where a firm cost is established in advance, the exact cost of a move cannot be determined until after the shipment has been loaded on the van and weighed. The weight on which charges are based is calculated by weighing the van before and after loading. How Easy Is It To Access Your Home

Top selling agents will not show your home if both the Key and access are not readily available. They do not have time to run around town all day picking up and dropping off keys. They want to sell homes! The greatest way to show a house is to have a key! When your home is being shown, please do the following: * Keep all lights on * Keep all drapes and shutters open * Keep all doors unlocked * Leave soft music playing * Take a short walk with your children and pets * Let the buyer be at ease and let the agents do their job * Paint & Carpet Factor Paint is your best improvement investment for getting a greater return on your money. Paint makes the whole house smell clean and neat. If your house has chipped paint, exposed wood, or the paint looks faded, it is time to paint. Home Inspections

I don't think I have ever sold a home where the buyer didn't have the home inspected. I've had a few homes that even had the contract cancelled due to the inspection. If you're a buyer and aren't sure if you should have the home inspected or not, then definitely have it inspected. If you're thinking you might not need one because it's a new home, just listen to this story. A young couple bought a brand spanking new home. We closed; they got the keys and moved in on a Friday morning. The husband had to go to work on the swing shift (4 PM - 12 midnight). When he came home he smelled gas in the home so he went to the basement to have a look. The gas smell was very strong and there was water all over the floor in the basement. What he found was that there was a gas leak somewhere around the furnace and hot water heater. He turned off the gas line coming into the home. He also found a leak in one of the copper pipes where it had been soldered together. It was very lucky he came home and found these things, because if he hadn't, his family might have been in big trouble because of the gas leak. The problem was that the builder didn't pressure test the water line prior to possession and there was a pinhole in the gas flex pipe leading to the hot water heater. So you see even new homes can have problems. Be sure to get any home you buy inspected just to be on the safe side

Home Warranties Aren't Just For Home Buyers

Home warranties aren't just for homebuyers and here's why. When one of our agents bought his home he got a home warranty on it for one year. The seller bought it and he thought nothing of it until it was time to renew it. He renewed it and got a discount since it was his second year. This was in the spring and when winter came he was glad he had renewed it. One day, his home felt a little cold, so he went to the basement to check the furnace and to his surprise, it wasn't working. He was about to call the local furnace repair company to come and look at it, when his wife said, "Call the home warranty company". He called the home warranty company and they sent a repairman right out. After inspect5ing the furnace, the repairman informed him that the furnace needed to be replaced. He red tagged it; the agent paid his deductible for the home warranty repair and got a brand new furnace. So you see home warranties are not just for homebuyers. We recommend that if you don't have a home warranty on your home that you get one, and keep it renewed, it can save you a lot of money.

Forgetting What You Would Want To See If You Were The Buyer Of A Home

Remember that although people can be different in personality, they tend to be the same when it comes to expectations at someone else's expense. In other words, a prospective buyer would probably like to see a perfect home from top to bottom, inside and out, when it comes to your home. Try to do as many of the following items as possible to improve the likelihood of your home sale in an expedient way. On the outside 1) Sweep front walkway. 2) Remove newspapers, bikes and toys. 3) Park extra cars away from the property. 4) Trim back the shrubs. 5) Apply fresh, clean paint throughout. 6) Clean windows and window coverings throughout. 7) Keep plumbing and all appliances in working order. 8) Maintain all sealant (window, tub, shower, sink, etc.) in good condition. 9) Make sure roof and gutters are clean and in good condition. 10) Mow the lawn frequently and plant flowers. 11) Keep pet areas clean. On the inside 1) The kitchen and bathroom should shine. 2) Quick once-over with the vacuum; carpets should be clean. 3) Place fresh flowers in the main rooms. 4) Put dishes away, unless setting a formal display for decoration. 5) Make all beds and put all clothes away. 6) Open drapes and turn on lights for a brighter feel. 7) Straighten closets. 8) Put toys away. 9) Turn off television. 10) Play soft music on the radio/stereo. 11) Keep pets out of the way and pet areas clean and odor-free. 12) Secure jewelry, cash, prescription medication and other valuables. 13) Enhance the spaciousness of each room.
